What is a concession?
One of the reasons Costa Rica is so beautiful is the fact that the government is fiercely protective of its #1 natural resource, the environment. The concession land concept is in place to ensure that the miles and miles of gorgeous beaches in Costa Rica stay that way . In Costa Rica almost 95% beach front property is concession property which is similar to a beach lease.
In essence a beach lease is granted to the lessee for 20 years at a time with automatic renewal, if the fee has been paid on time. An owner of a concession may build on that concession property, subdivide it and perform other acts to the property. Of course, appropriate permits must be obtained from the local municipality.
What does it mean that this lot has a “concession in progress”?
This beach and many other does not have a zoning plan yet. The Government has made it a priority to get the rest of beaches of Costa Rica zoned. Once the zoning plan is applied, the concessions will be granted. All legal submissions have been handled by our legal team. Our lawyer is from one of the most recognized and respected law firms in Costa Rica. The property is owned by a corporation so transferring the ownership is fast and secure. We don’t know exactly when the zoning plan will be applied, but various legal and government sources have told us within 1-2 years.
